Update on the M:OME project Back to Issue #41

Will the affordability aspect get locked in? Four months ago the price was $186,000 and already it’s up to the lower $200,000s.

The affordable housing standards are prepared by the Community Development Department and are updated periodically to show income limits for the County of San Luis Obispo as published by the State Department of Housing and Community Development. We do not con-trol the standards; we merely follow the Affordable Standards for moderate income. For example, the income limit for a qualifying family of four is $69,250. The sale price of a moderate-in-come three bedroom home would be $216,075. For more information about current standards, call the City of SLO at 781-7170.

How will people be able to "apply"?

The application process has yet to be deter-mined. We need to concentrate on securing project approvals first.

Can we see the designs of the other structures?

Yes. Please refer to the M:OME website: www.mome.org. You can enter the Bridge Street Neighborhood web site via the M:OME homepage. You must click on "enter: bridge street neighborhood"

What are the specific hurdles you will have to go through with the City? Is there a dateline of meetings, plans, and specific decisions?

The City Planning Staff has not been a hurdle at all. They have been immensely supportive and an asset to the project. The road to project approval passes through the Planning Commission, the City Council and the Architectural Review Committee. We do not know the overall dateline; however, the next planning commission hearing for project approval is Wednesday, November 5, at 7:00 pm. An additional hurdle to overcome is the erro-neous public percep-tion that the project seeks to convert 2.67 acres of open space to housing.

Can the public/readers do anything to help out?

Yes! We are circulating a petition. Contact Garcia Architecture + Design at 783-1880, or download the petition from the website. Readers can also come to the Planning Commission Hearing on November 5 to voice their support. The City Council hearing date is to be deter-mined.
